I offer a professional drawing and design service equal to a High Street practice, to the same level of competence, but without its overheads.
I have worked with the same structural engineer for 15 years. I also work with another architect in E4.
I visit your premises, produce a survey, discuss your design ideas and options, explain the intricacies of the planning system, lay out Local Authority charges and agree my fees.
I usually ask for a deposit after doing the survey.
I then produce a set of drawings, of your property, both as existing and as proposed.
Once you have approved the final drawings I send them to the Local Authority.
If the local authority rejects the scheme I adjust it to obtain approval if possible.
If a scheme is rejected outright I prepare an Appeal to the Planning Inspectorate.
Once planning permission is obtained I produce a set of upgraded drawings to obtain Building Regulations approval, which involves writing a detailed specification, as well as co-ordinating with the structural engineer, who may add calculations, beam designs, or foundation designs.
I do all the necessary form-filling and on-line applications at every stage. I also do all the negotiations with the Local Authority throughout.
Because I have been doing this for so long I know what is and what is not acceptable to the Local Authorities.
My drawings are all produced on a drawing board, but correspondence and specifications are word-processed.
Most clients rely on the Building Inspector from the Local Authority to monitor progress on site.
